Lake Front home that sleeps 40 (PLEASE see below for the bedroom configuration to make sure it works for you.)
This is an incredible newer lakefront home that is full of BREATHTAKING views! It is accompanied by an outdoor kitchen with grilling area, brand new pool, HUGE covered porch, sun deck, basketball court, playground, horseshoe, trampoline, hot tub, dock, beach with beach chairs galore, sand volleyball, beach area fire pit, kayaks, and canoe, all included! You will NEVER get bored!
It is great for vacations, family reunions, fishing, retreats, etc.! There's plenty of space as it is 5000 Square feet, has 8 Bedrooms (+ loft), 6 baths (two are dorm style), two living rooms, two kitchens, and two laundry rooms.
Have boats or watercraft of your own? Bring them! There is a boat ramp two coves over. Play beach volleyball, corn hole, Beersbie, ladder ball, or just play in the lake. Great fishing as well in season! Eat s'mores by the campfire at the beach and watch AMAZING sunsets! Privacy and plenty of room to stretch out! SO much to do!
Close to Pirate's Bay (water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbitz Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving and ziplining. We are in the ABC triangle meaning we are an hour & a half from the Atlanta, Birmingham, & Chattanooga Airports.
Breathtaking views of the lake and lawn and you can even see how the sunset pours colors into the house at "golden hour". We also have LOTS of stars, it just gets better & better!

Bedroom #4: Queen/Bunk en suite sleeps 4: Queen bed with two overhead twin beds,
access to semi private hall/guest full bathroom with shower. It has a hallway entrance and an entrance from this bedroom.
*Upper Level:
Common Area #2: Upstairs Family Room (Lakeside) sleeps 2: sofa bed, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.
Bedroom #5: Front King/Twin Bedroom sleeps 2: Two twin beds, can be converted into a king bed but has to be requested 7 days before arrival, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.
Bedroom #6: Upper level bunk room sleeps 9: 9 twin beds (please see pictures for a better idea), access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.
Bedroom #7: Lakeside en suite master sleeps 2: King bed, private full bathroom with a shower/tub combo
Bedroom #8: Double Queen Room sleeps 4: 2 queen beds, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.
*Third level:
Bedroom #9: (Loft) *must climb ship's ladder from bedroom #6 to access the loft. Sleeps 7: 3 futons (each can fit 2 kids, 1 adult) and 3 twin beds, access to guest/hall dorm style bathroom with 3 vanity sinks, 2 private toilets, a urinal, and 2 private showers.
**There are two dorm style bathrooms with 3 vanity sinks, 2 private toilets, and 2 private showers upstairs, & one of them has a urinal in it.

**The cove is shallow (about like the shallow end of a pool) which is great for younger guests and water volley ball etc. For deeper waters, simply swim or paddle out to the middle of the cove where it goes from 6-12 feet deep and beyond.
**The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views.
*The twin metal bunk beds have a weight limit of 220lbs upper and lower.

*CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn't so high regardless of that. It is a very large property to turn over in such a short amount of time & weekend help is extremely hard to find. We only have 1780 people that live here so we have to be the highest paid to retain the best & they are AWESOME! Conversely, we are pleased to remind you that we have so much included w/ this property (ask us for our items stocked list. Seriously, we provide SO much) You don't need to bring trash bags or paper goods. We stock enough for your entire stay, not just a starter amount. Bathroom & facial tissues, paper towels, trash bags, napkins, salt & pepper shakers, DW detergent, laundry detergent, aluminum foil, zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, hand soap, kitchen sponges, first aid kits, & Dawn dish soap. We have hospitality boxes w/ all sorts of things guests may forget. Our guests have told us in reviews that all they need to bring is food & clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. Thanks for considering booking this AMAZING property.

House Rules
- Maximum occupancy: as agreed at booking. No additional overnight guests without prior written approval from the Owner.
- No smoking inside the property. Smoking is permitted only in designated outdoor areas, if any.
- No parties or events without prior written approval from the Owner.
- Quiet hours: 10:00 PM to 8:00 AM. Please respect neighbors and surrounding wildlife.
- Pets: permitted only when explicitly approved at booking. Owners are responsible for cleaning up after their pets.
- Pool, hot tub, and outdoor amenities: use at your own risk. Children must be supervised at all times.
- Trash and recycling: follow the instructions left at the property.
- Departure: please leave the property in the condition in which you found it. Excessive cleaning beyond standard turnover may be charged against the damage deposit.
Booking Policy
Minimum age of primary renter: 25
1. NON-SMOKING: Smoking is NOT ALLOWED inside the house or on decks and porches. Guests are welcome to smoke in yard. All smoking materials should be discarded in appropriate receptacles and not thrown onto the ground. Failure to comply with the non-smoking policy will results in a $200.00 charge for additional cleaning.
2. ANIMAL POLICY: NO ANIMALS ARE PERMITTED ON THIS PROPERTY. Unless approved by host prior to arrival and a pet fee has been paid. If evidence of any pets are found without prior approval and appropriate fees paid, the pet(s) will be required to immediately leave the premises and the guest will be subject to a fine.
3. RENTAL AGE LIMITS: Must be 25 or older to rent this property and renter must be present for the booked dates. Government ID may be required to verify name/age after booking and in-person at time of check in.
4. CANCELLATIONS/REFUNDS/RESCHEDULING: SEE RESERVATION WEBSITE. NO EXCEPTIONS, not even for a pandemic. REFUNDS: Early departure, including partying eviction, or weather conditions do not warrant a refund. Guest agrees to not do any credit card chargeback for any reason. Guest further understands that they cannot legally process a charge back on this transaction, unless the transaction was in fact processed fraudulently. If the guest goes forward with a charge back as a means of getting a refund, Tucker Cove LLC reserves the right to pursue criminal charges against the guest.
5. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of down payment and/or rental money, and the party will not be permitted to stay.
6. SECURITY/DAMAGE: Guest agrees to pay for any damages/loss that occurs during their booking dates.
7. MAXIMUM GUESTS: The maximum capacity is 40 guests on property; not only inside the house. This shall include day guests as well. Guests who violate this policy will be escorted by the police off property and will not receive any refund or pro-rations.

9. BIKES, SCOOTERS & GOLF CARTS: Bikes and Kid powered scooters are welcome. Please remember personal safety equipment is required. Golf Carts are also welcome and they must have standard golf cart tires. NO ATV’S, Bad Boy Buggies or modified golf carts. You must be at least 16 years of age with a valid driver’s license to operate golf cart on this property. Nonmotorized vehicles including but not limited to bicycles, tricycles, scooters, etc. are allowed as well. ALL proper safety gear including helmets MUST BE WORN. Please note the roads are rural and unlined.
10. RISK/LIABILITY: The Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Owner is not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or that of others whom they invite to use the premises. For convenience, there is a safe in the lower laundry room cabinet. Owner will provide code upon request.
11. GREEK ORGANIZATIONS/COLLEGE GROUPS/"SPRING BREAKERS": are not permitted to book unless discussed with us prior to booking. RDD may apply & must be paid by check at time of booking. If it is found that this type of group has booked this listing without the host prior approval and appropriate fee paid, the host reserves the right to cancel the reservation/or immediately evict the guest without any refund.
12. WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved by the Owner of Your Big Lake House in writing in advance.
13. HAVE FUN: These policies are in place to cover our assets and to protect those who maybe just do not have common sense. We want you to LOVE this place and book year after year. Seriously…ENJOY!!!

Cancellation Policy
Cancellation policies vary from property to property. For the most up to date information, read the listing’s cancellation policy before you book.
Cancellation Policy: **IMPORTANT Refund Policy Notice:
1. (April-late May & early Aug-mid/late Nov): Full refund (MINUS 3% of each payment made) if canceled 6+ months prior to check-in. EFFECTIVE Jan 28, 2026.
2. (Late May-Early Aug & all major Holidays): Full refund (MINUS 3% of each payment made) if canceled 365+ days prior to check-in. EFFECTIVE Apr 20, 2025 (Late May-Early Aug) / EFFECTIVE Jan 28, 2026 (Holidays).
3. Any dates not listed above are a Full refund (MINUS 3% of each payment made) if canceled 60+ days prior to check-in.
*If cancelled after those deadlines there are no refunds.
*Please note most bookings are split into 3 payments: at booking, 90 days prior check-in, & 60 days prior to check-in. If you cancel more than 90 days prior to check-in, you will only forfeit your first payment.
