About This Property
Waterfront resort combines six homes to sleep 90+! The homes are a combo of the 1870's & 1930 Historic homes & 3 newer homes all up to the standards & expectation of modern times. 19 Bedrooms & 21 bathrooms w/ other nooks & lofts to sleep. All buildings are in walking distance of each other w/ pool & clubhouse/flex space centralized. PLEASE see below for the bedroom configuration to make sure it works for you.
This is a beautiful six-home, lakefront resort w/ TWO in-ground pools & 1500 feet of shoreline, surrounded by woods at the ridges of Appalachia. It is full of beautiful acreage, surrounded by woods, & BREATHTAKING views! It is accompanied by 2 pools, 3 hot tubs, dock, beach, sand volleyball, 2 horseshoe pits, a boat ramp, kayaks, 3 wood burning fire pits, all included! We even have a playground for the little ones w/ an in-ground trampoline!
Have boats or watercraft of your own? Bring them! We have a boat ramp right onsite & plenty of room for your trailers, as well as docking. Play volleyball, corn hole, Beersbie, ladder golf, giant Jenga, life-sized chess, or just play in the cleanest, coolest water on the lake. The water comes right out of the mountains & dumps right at our feet. We are actually in one of the best areas to fish, right near Little River & Spring Creek! Eat s'mores by the campfire at the beach & watch AMAZING sunsets! String Light courtyard, privacy, & plenty of room to stretch out! SO much to do!
Close to Pirate's Bay (seasonal water park), DeSoto Falls, Cherokee Rock Village, Little River Canyon, Orbix Glassblowing, snow skiing, horseback riding, endless trails, rappelling, caving & ziplining. We are in the ABC triangle meaning we are an hour & a half +/- from the Atlanta, Birmingham, & Chattanooga Airports.
The views are incredible & the Main house has 1870's charm mixed w/ 21st century décor & conveniences. The Rose Cottage is adorable & the crazy 1930 home is so whacky & fun, w/ its uneven doors & slanted roofs. The new homes are gorgeous & loaded w/ heavy trim & upscale appointments. Breathtaking views of the lake, mountains & lawns from all units & you can even see how the sunset pours colors into the houses at "golden hour". We also have LOTS of stars, it just gets better & better!
1. Open gathering area in Main House all with giant windows to see the lake and mountains. 2. Luxurious sleeping quarters with hotel linens and towels. Guests rave about the beds and bedding. 3. Seven kitchens, including a huge commercial-style kitchen. Plus two kitchenettes and a giant table to eat and lots of seating for everyone. 4. 22 smart/roku tv's, cable tv with TONS of stations, and DVD library. 5. Foosball, beach volleyball, corn hole, horseshoe, Ping-Pong, Pool table, Ski ball, Arcade Basketball, three arcade games (Ms. Pacman, Galaga, Mini-Paw Patrol), board games, life size Jenga, and a bunch of other things. 6. Game Room! 7. The backyard of Main House is jaw dropping. Covered pavilion with brand new stone floor, multiple conversation areas and dining alfresco. Turn on the string lights for visual effect or light the propane fire pit and see the stars. 8. Outdoor Kitchen with a large propane grill, sink, refrigerator, and plenty of counter space! 9. Side deck conversation/seating area. 10. Three Hot Tubs! 11. Playground and in ground trampoline. 12. Eleven kayaks, dock, beach with seating, three fire pits stocked with firewood so you can experience those memories that will last a lifetime. 13. Two in-ground POOLS! 14. 28. Projector on the back patio of the main house. Perfect for movie or game night! 29. During winter months, the 1200 sqft +/- back patio at the main house is heated & enclosed, perfect for winter groups & events.
This property is one large main house, an apartment over the garage, a guest house, a bungalow about 240ft from the main house, two studios about 350ft from the main house, a two story home about 500 ft from the main house, & a studio type property 500ft from the main house.
Main house has 5 Bedrooms, plus the upstairs sleeping porch, five full baths, & two 1/2 baths. The "Den" above attached garage has 1 bedroom & a full bath. The "Rose Cottage" has 4 bedrooms, a sleeping loft, & three full size bathrooms. The "Imperfect Perfection" has 2/3 bedrooms, & two bathrooms. Studio A is a studio w/ one full bathroom, Studio B is a studio w/ 1 bedroom & a full bathroom, "Blue with a View" has 3 bedrooms & 3 full bathrooms, & the "Stilts" is a studio type home that has 1 living area/king room w/ an open sleeping loft.
**The Main House:
Common area: Living Room. Sleeps up to 2: Queen Sleeper Sofa. Access to powder room, outdoor showers, and/or the other 9 showers in the compound.
Bedroom #1: The Brown Room enSuite Master is on the main level. Sleeps up to 4: A Queen and a twin bunk. Private full bath with shower. This room is best for anyone who is handicap due to the wide door ways, high toilet, and hand rails.
Bedroom #2: The Coral enSuite Master is on the main level. Sleeps up to 4: King bed and a daybed with a trundle. Private full bath with shower.
Bedroom #3: The Bunk Room is on the upper level. Sleeps up to 15: 3 full over full with twin trundles. Check weight limits. Access to the upstairs hall full bathroom with shower.
Bedroom #4: The Magnolia enSuite is on the upper level. Sleeps up to 6: 2 queen beds and a twin bunk. Access to upstairs full bathroom with shower.
Bedroom #5: The Gardenia enSuite Master is on the upper level. Sleeps up to 4: King bed & a full futon (Full size=2 kids or 1 adult) in here as well and is counted in capacities. Private full bath with shower/garden tub combo. It overlooks the Magnolia trees.
Bedroom #6: The Sleeping porch is on the upper level, it is all of the glass you see in the front picture. Fully enclosed with HVAC. Sleeps up to 5: Twin bunk bed, Twin bed, and a full futon (Full size= 2 kids or 1 adult) up here and is included in capacities. Access to the upstairs hall full bathroom with shower.
**"The Den" - Apartment over the garage
Bedroom #7: Sleeps up to 6: 2 queen beds & a queen sleeper sofa. Full bath with shower/tub combo and kitchenette.

Common Area: Living Room. Sleeps up to 2: Full Sleeper Sofa. Access to the green/hall bathroom. This area has a door and a lock which can make it possible for a 3rd room if needed.
Bedroom #12: The Yellow Master enSuite. Sleeps up to 2: can either be 1 king bed or 2 twin beds. If neither is requested 7 days before arrival it will be set up as a King bed by default. Private full bathroom with shower.
Bedroom #13: The Green Master enSuite. Sleeps up to 2: can either be 1 king bed or 2 twin beds. If neither is requested 7 days before arrival it will be set up as 2 twin beds by default. Access to guest full bathroom with shower. (There is a door going to the common area & the green master)

Common Area/Bedroom #20: The King studio. Sleeps up to 4: King bed and queen sleeper sofa. This house is a open concept/studio type home. Access to the full bathroom with shower on the main level. The king bed, living area, kitchen, & bathroom are all on the main level. (See pictures).
Bedroom #21: The Double Twin loft is on the upper level. Sleeps up to 2: 2 twin beds. Access to the full bathroom with shower on the main level.

Since the video we have upgraded the "Den", added a commercial fridge to the main kitchen, added stone and a stage to the back patio, outdoor kitchen, game room, 1/2 bath in the garage, installed heaters & roller shades (only applicable in winter months) on the lower patio at the main house, brand new pool at the main house, 2 brand new studios, & a 3br/3ba home! The video does not feature Studio A & B or "Blue with a View".
This property is also an event venue & has had many beautiful weddings. If you are interested in having an event, please contact us BEFORE booking to discuss fees & details as additional fees do apply for events. The grounds can easily accommodate 150 wedding guest. We have chairs & tables available for events.
After booking guests will receive tons of information about the property, nearby attractions, items stock list, & more! We provide tons of stuff!! Our motto is you should not need to bring anything except clothes & food.
THE FOLLOWING ARE DISCLAIMERS: **New units are continually being added to this resort. If you want the whole property reserved for your group only, you will need to book all of the units that are projected to be completed during your stay. **The lake level does go down a few feet in late fall through early spring and may affect boat launch, dock usage, watersports or lake views. **The full size bunk beds have a weight limit of 250lbs up, 300 middle, 175 trundle. The twin metal bunk beds have a weight limit of 220lbs upper and lower. **We do allow pets; however, there are requirements that must be met & a pet fee MUST be paid. Please discuss with us before booking. **The water recreation is a good walk but is accessible by vehicle. We have 5 acres and you can drive right to the dock if desired. Too much to describe, so please see pictures **The pools are open from all year and can be heated in the fall, winter, spring at an additional cost. *The front and back porches at the "Imperfect Perfection" home do not have handrails. Neither code nor insurance requires it because its heights. We just like transparency and no surprises.
*CLEANING FEE DISCLAIMER: We are disenchanted that we have a pass-through cleaning fee so high these days but, this is our new reality. We understand that when this fee is split by the large groups that is nominal per-person but we want you to know our hearts are that we wish it wasn't so high regardless of that. It is a very large property to turn over in such a short amount of time & weekend help is extremely hard to find. We only have 1780 people that live here so we have to be the highest paid to retain the best & they are AWESOME! Conversely, we are pleased to remind you that we have so much included w/ this property (ask us for our items stocked list. Seriously, we provide SO much) You don't need to bring trash bags or paper goods. We stock enough for your entire stay, not just a starter amount. Bathroom & facial tissues, paper towels, trash bags, napkins, salt & pepper shakers, DW detergent, laundry detergent, aluminum foil, zip lock bags, plastic Saran-type wrap, shampoo, conditioner, body wash, bar soap, Q-tips, cotton balls, hand soap, kitchen sponges, first aid kits, & Dawn dish soap. We have hospitality boxes w/ all sorts of things guests may forget. Our guests have told us in reviews that all they need to bring is food & clothes. One last thing on cleaning: If you are going to check out on a weekday, please inquire if there will be a break in this fee. There is no way for us to separate it out so we would be happy to address on a case by case if you initiate. Thanks for considering booking this AMAZING property.

House Rules
- Maximum occupancy: as agreed at booking. No additional overnight guests without prior written approval from the Owner.
- No smoking inside the property. Smoking is permitted only in designated outdoor areas, if any.
- No parties or events without prior written approval from the Owner.
- Quiet hours: 10:00 PM to 8:00 AM. Please respect neighbors and surrounding wildlife.
- Pets: permitted only when explicitly approved at booking. Owners are responsible for cleaning up after their pets.
- Pool, hot tub, and outdoor amenities: use at your own risk. Children must be supervised at all times.
- Trash and recycling: follow the instructions left at the property.
- Departure: please leave the property in the condition in which you found it. Excessive cleaning beyond standard turnover may be charged against the damage deposit.
Booking Policy
When booking guest agrees:
1. NON-SMOKING: Smoking is NOT ALLOWED inside the house or on decks and porches. Guests are welcome to smoke in yard. All smoking materials should be discarded in appropriate receptacles and not thrown onto the ground. Failure to comply with the non-smoking policy will results in a $200.00 charge for additional cleaning.
2. PET POLICY: PETS ARE NOT PERMITTED ON THIS PROPERTY. Unless approved by host prior to arrival and a pet fee has been paid. If evidence of any pets are found without prior approval and appropriate fees paid, the pet(s) will be required to immediately leave the premises and the guest will be fined.
3. RENTAL AGE LIMITS: Must be 25 or older to rent this property and renter must be present for the booked dates. Government ID may be required to verify name/age after booking and in-person at time of check in.
4. CANCELLATIONS/REFUNDS/RESCHEDULING: SEE BOOKING WEBSITE. NO EXCEPTIONS, not even for a pandemic. REFUNDS: Early departure, including partying eviction, or weather conditions do not warrant a refund. Guest agrees to not do any credit card chargeback for any reason. Guest further understands that they cannot legally process a charge back on this transaction, unless the transaction was in fact
processed fraudulently. If the guest goes forward with a charge back as a means of getting a refund, Tucker Cove LLC reserves the right to pursue criminal charges against the guest.
5. FALSIFIED RESERVATIONS: Any reservation obtained under false pretense will be subject to forfeiture of down payment and/or rental money, and the party will not be permitted to stay.
6. SECURITY/DAMAGE: Guest agrees to pay for any damages/loss that occurs during guest stay.
7. MAXIMUM GUESTS: The maximum capacity is 93 guests on property; not only inside the house. This shall include day guests as well. Event capacities are outlined on the event addendum if applicable.
8. BIKES, SCOOTERS & GOLF CARTS: Bikes and Kid powered scooters are welcome. Please remember personal safety equipment is required. Golf Carts are also welcome and they must have standard golf cart tires. NO ATV’S, Bad Boy Buggies or modified golf carts. You must be at least 16 years of age with a valid driver’s license to operate golf cart. Non-motorized vehicles including but not limited to bicycles, tricycles, scooters, etc. are allowed as well. ALL proper safety gear including helmets MUST BE WORN. Please note the roads are rural and unlined.
9. RISK/LIABILITY: The Homeowner is not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. Owner is not responsible for the loss of personal belongings or valuables of the guest(s). By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or that of others whom they invite to use the premises.
10. EVENTS: Events of any size are subject to an event fee. Guest agrees that the non refundable event fee is due at time of booking paid by a check. If it is found that an event is going to be hosted at the property without the host prior approval and appropriate fee paid, the host reserves the right to cancel the reservation/or immediately evict the guest without any refund. DO NOT book this property for an event without discussing it with us first.
11. WEDDINGS: By mailing in a check for the wedding portion of the booking, the parties acknowledge that the Wedding portion is not refundable and the lodging portion refund criteria is listed in the portal I booked this through, and is agreed upon by the parties. Further, the parties acknowledge that any forfeiture of fees is not a penalty. As it is impossible to determine actual loss from any cancellations, all parties agree that host shall retain the forfeited funds as liquidated damages and that host or its employees shall not be held liable for any losses incurred by traveler or any of his/her guests.
12. GREEK ORGANIZATIONS/COLLEGE GROUPS/"SPRING BREAKERS": are not permitted to book unless discussed with us prior to booking. RDD may apply & must be paid by check at time of booking. If it is found that this type of group has booked this listing without the host prior approval and appropriate fee paid, the host reserves the right to cancel the reservation/or immediately evict the guest without any refund.
13. HAVE FUN: These policies are in place to cover our assets and to protect those who maybe just do not have common sense. We want you to LOVE this place and book year after year. Seriously…ENJOY!!!
14. WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved by the Owner of Magnolia Overlook in writing in advance
15. If any of this conflicts with any other policies or procedures, the more strict will supersede.

Cancellation Policy
Cancellation policies vary from property to property. For the most up to date information, read the listing’s cancellation policy before you book.

1. (April-late Nov & all major Holidays): Full refund (MINUS 3.3% of each payment made) if canceled 365+ days prior to check-in. EFFECTIVE Jan 28, 2026 / EFFECTIVE April 20, 2025 (Late May-Early Aug)
2. Any dates not listed above are a Full refund (MINUS 3.3% of each payment made) if canceled 60+ days prior to check-in.
*If cancelled after those deadlines there are no refunds.
*Please note most bookings are split into 3 payments: at booking, 90 days prior check-in, & 60 days prior to check-in. If you cancel more than 90 days prior to check-in, you will only forfeit your first payment.
